- 108 new high-quality homes, including 40% delivered as affordable homes.

The site
Site location
The site is located along the northern edge of the Takeley village and is bounded to the north by the A120, built form to the south and west of the site and arable land to the east, including the ancient woodland (Priors wood). The site, together with the nearby Stonebond site, will provide a new northern gateway into the village, careful design reflecting local vernacular will be implemented.
The red line indicates the approved site boundary in the Outline planning permission for the delivery of up to 88 new homes.
The blue line outlines land secured for the delivery of a 66-bed care home, of which, we seek to propose 20 new homes rather than a three-storey care home.
New homes
High-quality new homes to help meet local housing need
The new homes will be a mixture of sizes and tenures. This will enable more residents to get onto the housing ladder, including first-time buyers, families looking to upsize, or residents looking to downsize.
As part of the proposals, 40% affordable housing will be provided also in varying size and tenures including 70% Affordable Rent and 30% intermediate housing solutions such as Affordable Home Ownership. This will offer a range of options for residents looking to get onto the housing ladder. All homes within the development will be sensitively designed to respect and reflect the character of the local area.

Access and connectivity
Carefully designed access arrangements
Access to and from the site will be via a new road off Parsonage Road roundabout to serve all the homes on-site. This was approved at outline stage.
Additionally, the proposals include the provision for a circular pedestrian route through the development which provides a pedestrian link to existing Public Rights of Way on the northwest boundary of the site. This runs through the northern open space, along the eastern and southern boundaries and then back through the secondary driveways on the site. Either side of the circular walk will be wildflower strip, and a woodland edge comprised of a wildflower mix. Hill is also exploring the opportunity to link into the Weston Homes development to the south.

Hill launch consultation on proposals for development of land at Parsonage Road, Takeley.
Winter 2025
Anticipated submission of applications to Uttlesford District Council.
Early 2026
Anticipated determination of applications by Uttlesford District Council’s Planning Committee.
Spring/Summer 2025
Anticipated commencement of development on site.
12 months after commencement
Anticipated completion of first new homes.
